It’s the time of year that is eagerly anticipated by football fans and college students, and typically dreaded by parents and their children who have to go back to middle or high school. Late August / early September is usually a blur because you have to go back to school shopping, finish up the summer camps, work your children back into their “routine”, and squeeze in a last second vacation. Before you know it, Thanksgiving is here! This just so happens to be one of my favorite times of year as a Realtor, too! What a lot of people don’t realize is that this time from the middle of September to the end of November is a key time in the real estate world as well, whether you’re buying or selling.
SELLERS: LOOK AT THE NUMBERS
If you asked a hand full of homeowners when the best time to buy or sell real estate is, most of them will undoubtedly say “summer”. Why do they say that? Sure there are more sales during the summer months when compared to December and January, but not that many, and there is definitely no shortage of buyers right now. In fact, in 2012 there were only about 600 more homes sold in Jefferson County during June, July, and August than there were during September, October, and November. That’s not a lot when there are well over 9,000 Jefferson County homes sold each year. There is also still a major inventory shortage for many of the Louisville Metro areas, so you can sell even faster as long as you have an expert interpret the data and price your home correctly. If you ask a hand full of Realtors when the best time to buy or sell real estate is, you might get a mixed bag of answers, but what they should say is that it is almost always a good time to buy or sell real estate. It’s true. That’s what I do. I am here to make sure that you make a wise investment. Wise investments can be made in a down market just as in a strong market, but either way you need an expert that knows the data. Again, that is what I do.
BUYERS: LOOK AT THE COMPETITIONCompetition? Yes competition. In this market just over the past 6 months there have been a ton of buyers who have lost out on a home because they either didn’t act quickly enough, or they got out bid in a multiple offer situation. There is stiff competition amongst buyers in this market right now. Again, this could be attributed to the summer “frenzy” as I like to call it. I have to believe that at least half of the buyers out there are buying into the idea that summer is king for real estate, which means that half of these people might just put their home search on hold in the fall. Don’t let this fool you, though. There are still a lot of buyers out there. There are people that you could be competing with for your dream home, however when you remove a large portion of the buyer population, your chances improve that you will find the home you want for the price you want.
