Well, probably no one because scaring the crap out of people when they walk through your front door is an obvious “don’t” when it comes to the proper techniques for marketing and selling your home. But some things aren’t so obvious. In an ever-changing real estate market, you need a constantly evolving marketing plan. You need something that is designed for you and for your specific property. The “same old thing” doesn’t work on every home, and I want you to be aware that there are a lot of “same old thing” Realtors out there. Selling your home is not just about listing it on the MLS, it’s about marketing. LOTS of marketing.
Rotary Dial Telephone?
Prior to the 90s, MLS listings were printed in what looked a lot like phone books. Every property that was listed for sale was in these books and they were re-printed every week or so with the new listings and changes. Thankfully, that’s not how it works anymore. We get our information a lot faster now via numerous different communication vehicles. According to the National Association of Realtors, more than 90% of home buyers start their home search online. You need to have a strong online presence using a number of different avenues in order to market your Louisville property for sale and capture the thousands of home buyers that are always connected to the web. Why would you use marketing techniques from the 80s and 90s, when today’s market is completely different than it was back then? Does your Realtor understand this?
A picture is worth…
Well, in real estate, a picture is worth a lot more than a thousand words. Knowing that people begin their search online, it’s accurate to say that the first “showing” of your property will happen by way of your online photos. If someone doesn’t like what they see, they simply won’t schedule a private tour. They have already judged your home based on the photos, and they spent a lot less time excluding it than they would have if they had walked through it. Would it not make sense then to have beautiful, professional photography? How about a produced, live-action video that showcases the property features and layout?

These may sound like simple things, but you would be amazed at how many MLS listings I see every day that fail in these important categories, and it’s as if the agent just doesn’t care.
