How’s the Real Estate Market?

I get this questions a lot: “So, Justin, How’s the Real Estate Market?”. Many times people don’t really want the answer to this question, it’s just a conversation starter. But, depending on who you ask, you might hear something like, “Oh, it’s doing well”. I used to say similar things from time to time, but I decided that if I want to actually do someone a service when they ask me that question, it would be better to answer the question, “how’s the real estate market” with real examples, numbers, and statistics. After all, it’s my job as a Louisville Realtor to know the health of the market, and to understand where it fluctuates and what drives it. I’m talking about truly knowing the market, not just telling people, “oh, it’s great” or “I’m super busy right now” like a lot of Realtors will tell you. I’m going to breakdown the why, and explain to you how much better the Louisville real estate market is today versus last year at this time. Home ownership is very affordable right now.


Recently I attended Keller Williams Realty’s annual convention in Orlando, FL. It’s an amazing time to gain knowledge, analyze market trends, and become a better Realtor for my clients. I studied a lot of charts and graphs over the course of the convention, but a few of these graphs stood out to me as absolutely astounding. You hear people talking about mortgage interest rates a lot these days. You may hear people say “money is cheap”. The truth is that our interest rates have been so low for so long that people don’t really hear it when someone tells them that rates are low. I feel that I wouldn’t be doing my job if I didn’t mention it. RATES ARE LOW. They are. Home ownership is more affordable now than it ever has been, and I think these two graphs will explain why:

Louisville’s Greatest Awards – 2014 RESULTS

Now that we have entered 2015, it’s time to start looking back at what we experienced in 2014. From restaurants to real estate, Louisville saw some pretty amazing changes, and quite a bit of progress. Based on my personal experience, a few friends, and input from social media throughout the entire year, I have decided to reveal some of the greatest things in Louisville for 2014. There is so much awesomeness that it’s hard to include everyone. Louisville’s Greatest Awards came about based on the following criteria:

Louisville Renters Become Louisville Homeowners

In doing my job as a Realtor,  I have realized that there are major differences in (1) the types of home buyers out there, and (2) their motivating factors behind wanting to become a homeowner. Por ejemplo (that’s Spanish), right now there are at least 20 different people renting in my neighborhood who could probably qualify for and afford to buy their own home. The differences: some people want to buy a home but they know (or think) they can’t. Some people don’t want to buy a home, and don’t care whether or not they can qualify. And the rest of the potential home buyers out there simply haven’t thought to look into it. No matter which camp you belong to, my advice is this… don’t take advice from people who aren’t qualified to give the type of advice you are seeking. What I mean is, you might have heard someone tell a horror story about buying a home that they heard from someone else. Or maybe you read something in USA Today that made it seem like someone like you could never qualify to buy a home. Instead of accepting defeat, see for yourself! The only way you will ever know is by taking the proper steps to find out. Even if you find out that you can’t buy a house yet, you will at least know what it takes to get there. Germantown Homes Fly Off the Shelf

If you’re a homeowner in the Highlands then you’re most likely aware that Highlands homes are hot items and, when priced correctly, should never sit on the market for longer than a week or two. Are you also aware that Germantown homes have the same capability? Within close proximity to the Highlands and the University of Louisville, Germantown has a convenient location at a much more reasonable price than the surrounding areas. Germantown has come a long way in the last ten years, but the biggest difference has been realized in the last two years, and it’s obvious when you see how quickly the homes are selling. The Louisville condo market is interesting. Actually, I’m pretty sure that you could say this about pretty much any city in the U.S. There are always buyers for condos, but the number of buyers is much smaller than that of a single family residence.
